We work with a lot of property managers and landlords across the OKC metro, and the question we hear most between leases isn't 'how much for new carpet.' It's 'do I actually need new carpet.' Fair question, and the honest answer depends on what the last tenant left behind and how the unit's been used, not on what's fastest for us to quote.

What a real deep clean can save

Carpet that's dirty but structurally sound is a cleaning job, not a replacement job. When cleaning genuinely won't cut it

If the padding underneath has broken down, if there's been water damage that soaked through to the subfloor, if pet urine has saturated deep enough that odor keeps coming back after treatment, or if the pile itself is matted and thin from years of traffic, cleaning is putting effort into carpet that's already at the end of its life. In those cases we'll say so directly rather than run a deep clean that won't hold and leave you paying twice.

It's a real option worth asking about before you assume the whole room needs new carpet.
