The core of the business since 1986
Landlords and property managers were the business John and Mary Jo Gresham built J-Mar around, and multi-family, landlord and property-management work has stayed the declared specialty through three generations of the same family running it. That means the crew and the office both understand what a turnover actually needs, a per-unit job scheduled around a move-out date, not a single-family install with more paperwork attached.
Account rates run at a discount off retail pricing for both flooring and cleaning, and the same crew that installs a unit's carpet is the one that comes back to clean it between tenants, which keeps the standard consistent across a whole property rather than varying unit to unit.

Qualifying means using J-Mar exclusively for both flooring and carpet cleaning, at least one flooring purchase and one clean a month, and an account with nothing past thirty days. It is not a loyalty card, it is a working arrangement that has kept property managers with us for decades, and the office will walk you through setting it up properly rather than signing you up over the phone.

Water extraction, handled in one call
Account holders get 24/7 water extraction, which matters more in a multi-family building than almost anywhere else, a flooded unit at 2am does not wait for business hours to get worse. Elite Customers go to the front of that queue, and we handle the relay after the extraction on the same call rather than scheduling a second visit and a second trip charge.
One call covering extraction and relay is deliberate. A property manager already juggling a flooded unit does not need to also be the one coordinating between two different vendors to get the floor back down.

We hold memberships with the Apartment Association of Central Oklahoma, the National Apartment Association, the American Flooring Alliance and the Better Business Bureau, plus a board seat with the Affordable Housing Providers of Oklahoma, so the people making the case for a vendor internally are not starting from nothing.
On the billing side, we already work through Ops Technology, Nexus Systems, Compliance Depot and Avid Bill, the platforms most property-management accounting teams already use, so getting J-Mar set up as a vendor is rarely the hold-up it can be with a smaller shop.
