Reading a Flooring Quote: What the Per-Square-Foot Number Doesn't Tell You
The lowest number on the page is rarely the full number by the time the job is actually done.

A per-square-foot price is the easiest number to compare across quotes, and it's also the easiest number to get wrong when you're trying to decide who to hire. We've measured a lot of rooms and written a lot of estimates over the years, and the quotes that look cheapest on the page aren't always the cheapest by the time the crew leaves. Here's what that single number usually does and doesn't cover, so you know what to ask before you sign anything.
Tear-out and haul-away
Removing your old flooring and hauling it off-site is real labor and a real dump fee, and not every quote includes it by default. Ask directly: is removal of the existing floor included, and does the price include hauling the debris away, or does it get left in your garage or driveway for you to deal with. It's a fair question and a legitimate installer will have a straight answer.
Subfloor prep
This is the one that surprises people most. A subfloor that's uneven, damaged, or has moisture issues needs to be addressed before new flooring goes down, or the new floor will telegraph every flaw underneath it, sometimes within months. Leveling compound, plywood underlayment, or moisture barrier work is often quoted separately because it's genuinely unpredictable until the old floor comes up and the crew can see what's actually there. A quote that promises a flat price with zero chance of a subfloor add-on either got very lucky with a prior inspection, or isn't planning to deal with a problem if one shows up.
Transitions and trim
Every doorway between two different flooring types, and every spot where new flooring meets an existing floor that isn't being replaced, needs a transition strip. Baseboards or quarter round that get removed for the install often need to be reinstalled or replaced afterward too. These are small individually but they add up across a whole-house job, and they're a common place for a quote to stay vague.
Furniture moving
Some installers include moving furniture out of and back into the room as part of the job. Others expect the homeowner to clear the space entirely beforehand. Neither is wrong, but you want to know which one you're getting before install day, not on install day, especially for a heavy piece you can't move yourself.
Material grade and waste factor
Two quotes at the same per-square-foot price can be pricing completely different product tiers. Ask what brand and line is actually being quoted. Also ask how waste factor is calculated. Cuts, pattern matching, and room shape all mean you buy more material than the room's exact square footage, and that percentage should be spelled out, not buried in a lump total.
Get it in writing, not just a number over the phone
A verbal ballpark is fine for an early conversation, but before you commit, get a written estimate that spells out material, square footage, labor, and any of the items above that apply to your specific job. That written estimate is also what protects you if a subfloor surprise does turn up once the old floor is out. A clear scope going in makes it a straightforward conversation about the actual problem, instead of a dispute about what was supposed to be included from the start.
